Can you get a mortgage loan without any actual real estate transaction involved?

Ive been reading, that when u apply for a mortgage loan they will look at all your bank activivty for the last couple of years. my question is that i go to the casino occasionally(i currently have no real debts) and spend some money, will any of these activities affect me getting a loan?
