Default Real Estate, the situation in Las Vegas

Greetings Investors!

I'm a Realtor out of Las Vegas and work strictly in the world of investing. It's always been my passion, and I love my work.

That said, there are some great investment opportunities right now in Real Estate, espicially in the city of sin!

Currently in Las Vegas the average rental price is about 33% higher than mortgage payments on said property. Prices are 1/3rd to 40% of what they were 5-7 years ago.

Banks are trying to liquidate properties quickly to free up capital. Upside down properties are being sold at bargain rates.

This has created some very investor friendly situations.

I could go on for hours, but I'll just lay out a good option for the casual investor and the heavy hitters.

For the casual gentleman or gal, picking up a few of these properties would be a great start to a permanent income via renters and property appreciation. (Lets be honest, this isn't Detriot, Vegas will come back as the economy comes back. We've already seen growth in the last three months.) You're getting these properties at absolute rock bottom prices, and the market is saturated with rentors that are paying very favorable rates. Pick up a few of these and you can live off the monthly rent through retirement, and have something to pass on to the kids or family.

For the heavy hitters, there are also some great options. One, is called a Block Deal. As we all know, the banks are hurting, and they're desperately trying to free up funds and capital. This is where the investor comes in, and with the help of a good realtor, picks up blocks of properties from the bank at a sizable discount rate for buying in bulk. From there the investor has several options on what to do with said properties. To name a few, they could rent them out, rehab and sell them, flip at market value or slightly below, or resell pieces to other investors for a profit.
