Collateralized loan deal. Needing one last shareholder

Short term lending opportunity.
We are lending $600,000NZD to a businessman for 8 months and have taken a first mortgage over a commercial building in the Auckland CBD currently valued at $1.1 million. Under the terms of the deal we receive 30% interest over the 8 months. This works out at an annualized 45% return. There are 6 investors investing $100,000 each and I have just one last investor slot for $100,000NZD. Default is highly unlikely however capital will easily be recouped by simply selling the building. If interested let me know and I'll provide further details.
